The house itself is lovely inside; well proportioned for a family of 3. However, the heating and hot water was not working and the blinds, curtains and skirting boards were thick with dust. We arrived late on the check in day therefore, only had showers on the following morning. There was no hot water and the boiler demonstrated an error code. Because of these 2 findings, I suspect the property had not been serviced for some time. The company were responsive but one of the individuals I spoke to was flippant and suggested we just " manage" with cold showers for a week for a property we paid £ 1000 for. Eventually, over a 3 hours period, a new property was found which we took a taxi to. The cost of the taxi was reimbursed but I had to send several messages to ensure it went ahead. Directly outside the property, there were drug dealers operating, primarily selling cannabis. This meant it felt rather unsafe, just outside the house, when we had a child with us.

Great position and has been finished with some great items unfortunately the sofa was filthy and smelled. The carpets were dirty along with the living room rugs. The house had been cleaned so this isn’t a fault of the cleaner. We were unable to use the living room to relax which was a shame when when we were there for 2 weeks.

nice AirBnB in a super central location in Brighton, only 3 minutes walk to the sea and only 5 minutes to the shopping center. Furnishings and cleanliness were perfect. There is a very narrow steep staircase to the upper floor where the two bedrooms and the bathroom/toilet are. The bathroom itself is also very small, I think for the elderly, getting into the shower/bathtub is also difficult to cope with. One last note: right across the street is a pub with partially noisy smokers outside the door. Fortunately, the pubs in England close quite early.

The location was perfect, we could walk to everything and the pub across the street was a nice chilled option and had good food too. While it means some noise, the home is not loud, and our kids slept really well. Place was clean, and easy to find.

Great location. Access to city centre on foot very easy. Pub next door is great for a beer but does generate some noise. (We were there on a Saturday). Being central there are people around and some noise at various hours. Place is nice and as per photos. It’s compact but the beds are decent. Coffee facilities are poor. Old machine with foil pods. No cafetière. Communication is with an agent who doesn’t seem to know the details of the property.

We really enjoyed our stay in Brighton. The location of the house is great as all is at walking distance. As the opening hours of the pub across the street are limited (closes mostly at 11PM) this did not disturb us at all.

This little town house is really beautiful and very central. Nice pay parking just nextby (Regency Mews 1). The proximity with a pub (nice pub by the way) makes it a bit noisy until 11 pm but then it is very calm. 5 minutes on foot to the beach and the lanes. Would stay there again.

We had a great stay at Lydia's apartment. Everything was very clean and it was very lovingly furnished. We did not miss anything! Had once accidentally locked us out, but due to the quick communication with the accommodation supervisor, we had immediately provided a new conclusion. Gladly again!

This is as advertised an Airbnb plus. Very well equipped, nice decorated, roomy flat. The location is central and convenient to the beach, shops, and the train station. The host communicates quickly and clearly. As others have mentioned there's a pub directly across from the front door and living room window. We were there 10 days and aside from serious noise on Thursday - Saturday nights, the police showed up twice - once for a stabbing and once for a serious fight both within meters of the door. We kept the curtains drawn which made our stay less enjoyable.

Great location and very quiet. Easy access to both nice restaurants and essential shops & cute pubs. Heating worked great in the cold December weather. We were super grateful for it. All in all it was very cozy. The only thing I wasn’t 100% happy with was the fact the floor didn’t seem to have been properly cleaned and the beddings are a bit uncomfortable and not very high quality.

The place cannot be better located. It’s a good base from which to explore Brighton and Hove. The railway station is an 8-minute walk away; for long stay guests like us, the house is thus ideal for day trips to London and Sussex sights. The stay is comfortable and despite the tavern right across from the house, the noise rarely gets in the way of a good night’s sleep.

A nice and cosy apartment in a good location. Opposite to the house there is a pub but it’s surprisingly not too loud and normally they close before bedtime… Apartment is quite small but you have everthing you need, ideal even with children. Its definitely worth its price.

This charming little home is in a great location for both the lanes and central Brighton. It’s just a couple of meters opposite a lively locals pub. We were a bit nervous of noise. But no need they were very responsible about noise. 2 cosy double beds. A sofa bed downstairs would be ok for a single we didn’t use it. Kitchen is well equipped and thoughtful provision of tea / coffee. Stylish interior, clean and well presented. Host was super communicative. Checking we had everything we needed. We had no issues but felt if we did it would have been well managed.

We had a lovely stay & was able to check in earlier as the house had not been occupied the night before which was greatly appreciated so we could drop off our bags before heading out to explore. The house is well furnished and the rooms comfortable. I wasn’t surprised by the pub literally outside the front door given past reviews I’d read & the ear plugs provided were a great help to ensure a peaceful night of sleep. It was louder Friday than Saturday night, but I guess it varies day to day based on who visits the pub. I’d say it’s a perfect place for adults or a family with older children & we’d certainly go back again. Thank you for hosting us! :)

Overall the property is quaint and cosy. There is a public house less than 6ft away from the property, which is ok but can be a bit noisy in the evening, but the host did provide ear plugs. The location is ideal, a 5 minutes walk to the front and a 10 minutes walk to the shopping centre and the lanes. There is no parking Infront of the property but a perfectly situated car park is in regency square, 2 mins walk. There were a few things that let the property down, the main one being lack of communication from the owner, which resulted in us not being able to gain access to the property and having to seek alternative accommodation for the first night.

What more could you ask from the location or house? Truthfully, nothing, as it was perfect. I was really happy with my stay and everything was catered for by our host, including advice on parking nearby. The location is fantastic and close to some really awesome and unique little venues like the Hole in the Wall pub. The house is actually gorgeous, with lots of nice touches, including unbelievably comfortable beds.

We had a lovely stay here, the house is in a great location and right outside a very nice tavern. It was full of character - a home away from home! Just note that there are a few high steps into the bathroom and up to the bath that were a little bit hazardous with an independent 3 year old and made it a bit tricky to bathe our baby and said 3 year old :)

This place was super convenient for everything in Brighton and we could get everywhere on foot. Parking is an issue everywhere in Brighton but there are car parks nearby - we used one of the apps and hired a place a short walk away for a week. The place is quite small - there were four of us - but we had everything we needed. The pub nearby is v close and was a bit noisy on the Saturday night but ok the rest of the week. A great stay and a great comfortable location. We had a small repair issue that cropped up which was dealt with very quickly - communication was excellent.

Lydia’s place was the perfect base for 5 adults trip to Brighton! Everything was within walking distance with the beach right on your doorstep. Although there’s no outdoor space there’s a square you can sit in only a few steps away. We made good use of the pub opposite but worth noting it’s there as the house is single glazed - it was fine for us as we were out most nights and back after it closed so didn’t effect our sleep! The communication was excellent and Jessica checked in with us a couple of times just to make sure we were okay! Would really recommend and we’d stay again :)

Perfect if you plan to be out and about most of the day/evening as you are directly opposite a pub on a small lane. Beautiful house and in a prime location near to places of interest including the beach. Only issue was the noise coming from people sItting outside the pub opposite. Voices became raised and lots of swearing occurred until the early hours of the morning. I would not advise the location for anyone with young children. All perfect apart from that.

The property we stayed it was spectacular! Super near the beach and the town centre, with good access to a range of stores! The property itself was really nice, equipped with all the essentials and luxuries, with a beautiful interior! The only downside was the parking- the car park was super close and convient, however was pricey, and free parking was near to impossible to find- however, would 10/10 visit again!

Theo’s house is delightful, it is a 5 min walk from Brighton centre. Unfortunately it is on a path that leads to Brighton and opposite a pub. If you can sleep through noise then this is a perfect house

It is placed just in front of a pub, if you open a main door, you can see the pub inside . That’s so noisy by drunken people singing a song and loud talking till 1 o’clock early mornning. It seems to be not having guests before us so that it was frozend inside the house, we had needed to sleep waring a jumper and even socks. A boiler was completly swiched off and very complecated to control it, not just swiched on, and the instruction text and photos were terrible. I would not recommend it to single women, the mood is scary near by the house. The size of the house is tiny and the rest room is only one so that not suitable for over over two couple. The clarity of restroom, bedding and bath towels was perfect. And the interior is superb! I suppose that the price is not reasonable, if think about the location and the size of the house.

Lovely stay at Theo's. Great communication, easy check in/out. Fantastic location and comfortable for a group of 4 adults. We did experience quite a bit of noise from the pub/road outside but earplugs are provided. All questions/issues resolved quickly from management. Only suggestion would be adding in some basics such as milk so we could enjoy the coffee pods.

We stayed in Theo’s flat for 3 days and we loved it. Location is perfect, with everything at your hand- shops, bars, restaurants, the beach. We explored Brighton & Hove by foot, everything was just a few minutes away. Acommodation had all we needed to have a cosy stay in Brighton. I would definitely stay there again. Place was perfect for 3 people, it would also easily work for 4 people.

What a great little place to stay in Brighton. Couple of nights spent here with my family, and we all thoroughly enjoyed it. Great location, within a few mins walk of the seafront, where the i360 is, and 10-15 mins walk to the lanes. Very quiet location as well...only thing that we could hear in the morning was the lovely song of the parrots in a nearby house...felt like we were in the jungle! Hilarious! Would definitely recommend Theo's property for a stay in Brighton, and we'd definitely use it again.

Super place. This property used to be the toll cottage “back in the day” and is just opposite the Regency Tavern. A super location. A characterful place, it was ideal for us as a couple who like a fair bit of space when we travel. Professionally managed. We didn’t really test their “putting matters right” skills as we didn’t find anything that was wrong. In short, recommended.

We were two families staying in this home. We had three small children between us and found it to be a really welcoming space to return to after a day out. The beds were very comfy, the living room area was a great hang out space for all of us and the kitchen had everything and more that we needed. The house was easy to find and we loved the decor. The location is really the best thing about this home, as it is footsteps away from the beachfront. We knew to expect some noise from the pub opposite, but it was not unbearable. We really enjoyed our stay and would stay again. Thank you Theo!

Beautiful and tasteful house for a high end stay in Brighton. The location is very central but a bit noisy due to the pub so best for people who stay up late. Very high quality furnishings and very comfortable sofa and beds. There was an issue with the heating but they went out of their way to help us over this issue. Obviously this is highly unlikely to happen again and could happen anywhere. The difference is here that they were very efficient and understanding. Would not hesitate to recommend this place for short or long stays in Brighton

If you want to be close to the heart of Brighton in a cute and comfortable cottage then this is the place for you! Beds very comfortable. Lovely shower. Everything you could need in the kitchen for a short stay. The pub next door is noisy until about midnight - so not ideal if you are looking for an early night, but if you are planning on enjoying Brighton at night then this is a perfect choice!

This place is perfect for any couples looking for a great weekend away in Brighton. It’s very close to everything you need, restaurants, bars, shops and beach. It’s also on a really nice square so you will feel comfortable and safe. The only thing is the pub opposite is loud on Thurs, Fri and Sat nights but that didn’t bother us too much. We would defo go back!

One of the best places we've stayed in Brighton! Theo's kitchen and bathroom were fully stocked, the best we have experienced to date. Everything was extremely clean and well maintained. We had a very minor issue, and Theo popped in immediately and had it resolved in minutes. As far as location.....if you want to be close to the beach it might be a three minute walk. The mall maybe a five minute walk. As the listing describes there is a pub very close, however this didn't cause an issue and the owners were very accommodating. I would highly recommend this location.

This charming home is wonderfully located, being just 5 minutes walk from the beach, or from the shops and centre, and 10 minutes walk from the railway station. The place is very comfortable, wonderfully warm, and spotlessly clean and well-presented. There is a lounge with dining table and chairs, and open-plan well-equipped kitchen. The bathroom is very attractive, again spotlessly clean. The bedrooms each have a double bed, and beautiful white linen, and lots of pillows and towels! The wi-fi is a little prone to drop-out at times, but perfectly serviceable. The pub next door is noisy on a Friday and Saturday evenings, but closed on Sundays, and quieter in midweek, so wasn't a problem. These minor issues with the wifi and pub were far outweighed by the great location and very comfortable home - I'd recommend this place, and I would stay there again! Theo and Jessica were excellent with communication, and very helpful with advice and tips about parking.

Really good location and great communication. The pub can be pretty loud across the street but we were traveling with a baby over a weekend, and it didn't wake her, so it's definitely not so bad. Highly recommended!

Spent a few nights with some close friends here and I couldn’t say there’d be a better placed location and beautiful flat to have done so. Theo’s communication was impeccable throughout along with the flat being well presented, clean and stocked with everything we’d need. Would highly recommend Theo’s place if you want to enjoy Brighton property!

House is in great location close to paying parking (£18/day). The house is well equiped and very clean. Sometimes some noise from the bar on the street. We will definitely be booking again! :)

A beautiful, beautifully decorated house in an amazingly central location. Bags of character and wonderfully communicative hosts. Noise from the pub is bad in the evenings but the sea is so close and the town right on your doorstep. A great base.

Great place to stay! Convenient location, well situated in a downtown neighborhood, close to the beach, shopping and restaurants. There's a pub across the way but any activity is usually over by midnight. Good for business travel if you prefer to stay in a "home" rather than a hotel. Our hosts were available any time we had questions. Theo, thanks for making your home available!

This house is ideal for anyone looking to be close to everything without being directly on the seafront or town centre. It is very clean & comfortable & the smoothness of check in & out was fab. Very reassuring to always get such prompt responses to any questions that we had not only in the lead up to our stay but also during it too. We enjoyed our stay here immensely & we are hoping to book again in the future. I cannot recommend this property & host enough.

Stayed here with my 6yr old son for a quick late August break. Loved the place, the location, and the freedom a 2 bed house gives you over a hotel. Without doubt, I would/will stay there again, and will recommend Theo's place to family, friends, and colleagues.

Pros: - Nice and lovingly decorated - cozy, comfortable sofa and chairs - good location, you can reach the beach and the city very quickly - Good equipment with dishwasher, washing machine and microwave - There is a tablet, which informs you about Brigthon - Shower works well, which is not self-evident in England Cons: - very noisy! You literally "sit" with in the pub opposite, passers-by walking past the house sounds like they are right next to you. Guests at the pub go around 1.30 am at night. - Two loud parrots in the courtyard just below the bedroom window - Unhygienic: Hair from the predecessors in the beds, on the floor and in the bathroom, partly dirty kitchen utensils, greasy pot flaps were in between - sagging mattresses - thick layer of dust and forgotten things from predecessors underneath the sofa. We communicated these things to the landlord during our stay and it was said that they would take care of the matter.

Great home and fab location. Being a typical Brit, my main complaint was the teabags....next time I'll bring my own ;-). Apart from that I can't fault the place and the kiddies loved it. They also sorted out a cotbed for us last minute. Many thanks!!

The location is very convenient, close to restaurants and shops and I personally enjoyed the Pub next door. My wife and daughter loved the shopping in the lanes and that everything was nicely updated and the two bedrooms and beds were very comfortable. Also liked that there were plugs in all the right places so you can charge all your devices and Internet worked great. Thomas

The flat is beautiful and cosy. It is very clean and the flat is 5 minutes walk distance from the centre. It is a bit noisy, you hear all the birds and people talking outside. Theo is a great host, everthing was ready and he offered his help.

Location is superb, house is decorated to a very nice standard, nice little touch in the bedroom with the box of earplugs ( for the unavoidable Brighton seagulls!) Communication was superb throughout, all queries answered promptly and clearly. Would definitely stay here again.

A lovely compact home. We went with our two children (7 & 5 years old). The property was extremely clean and well furnished. Just the right size for a 2 night break with the family. The host provided towels, and there was coffee, tea, and other larder items for our convenience. It's in a central location, very close to the beach, the Lanes, and nightlife. There is a small pub about two feet away, as mentioned in other reviews. There was some noise from people standing outside and chatting, but the it was more the noise from the passing groups of people, as the property is centrally located. The only reason it was particularly noticeable for us is because we have two young children who we put to bed around 9pm. For adults, I can't imagine it being a problem. Overall, a lovely stay.

Very nice house, smaller than it looks on the photos but perfectly formed. It's in an ideal position can get a bit noisy from the pub opposite but there is a box of disposable earplugs which is a great idea. I would go back tomorrow and definitely recommend this place.

Theo is a very welcoming host with very thoughtful coaching in every place.The location of the house is very close to downtown, and also very close to the sea. It is all within walking distance, which is convenient on the spot.It's a great place. It's amazing.

The place was perfect for our needs, great central location between the town and the seafront. They very kindly accommodated the earlier check-in that we needed as well. The AirHost managing the stay actively checked in with us to check everything was OK at several points and was very friendly and responsive. I also found the property guide on the table very helpful!

The little house is very efficiently and cleverly set out. It is in a great location and feels like a little home. Theo the host was very helpful and we had no problems checking in or finding it. We thoroughly enjoyed our stay and would reccommend it however please be aware that it is extremely close to a pub so is a bit noisy on a Saturday night, and I imagine a Friday night also.

Theo was fantastic at communicating and the house was charming. Great location for walking to the promenade and for town however it is next to a pub so noisy at night. It is no good going to sleep before the people in the pub go home. If you are not an early bird then it is perfect.

We had a great stay at this little place. I don't know whether to describe it as a house or an apartment - it's on two storeys and entirely self-contained with its own front door to the street but has no garden, front or back - but whatever it is, we liked it a lot and found it spacious, clean, comfortable and well equipped. It was perfect for our family of four (teenage children - one had a double bed and the other a sofa bed). The location is great - in an attractive passageway tucked off the corner of handsome Regency Square, just three paces from a quirky and historic pub (our stay was midweek but we weren't bothered by any noise) and within two or three minutes to the sea front and the i360. One block to the west is a road full of the widest array of international cuisines I have ever seen on a single street, but if you prefer to self cater, you are only a few minutes behind the main shopping street where there is a M&S Foodhall. We dined out and only used the kitchen facilities for making tea and warming croissants but it seemed fairly well equipped, though I can't fairly comment on pans etc. The hot water was plentiful, the beds comfortable and the linen good quality. We slept very well. I loved the decor, especially the dragonfly door knocker. The love put into doing it up is evident. The only slight confusion we had during our stay was that I had specifically requested bedding for the sofa bed but this was not left out for us as I would have expected .... the household instruction manual advised two locations of extra bedding and linen but there were only pillowcases and one sheet in the locations available and I had to contact Airhost (Theo's online management agents) who suggested to look in a third location for a duvet cover - still, we got there eventually! I have already recommended this Airbnb to Brighton-loving friends and would rebook without hesitation if we return to the city ourselves.

This is a lovely little flat, well furnished and perfectly located for exploring Brighton. It's next to a pub on one of the corners of Regency Square and while there was some noise from people coming & going in the evenings this didn't cause any issues with our weekend stay. The flat comes with everything you need from free wifi to a lovely little kitchen. Highly recommended.

Lovely weekend at this property. Fantastic central location, beautiful house with comfortable sleeping for 6. Tea and coffee provided which wad great. The house was very clean and all our queries were responded to extremely promptly. Despite being right opposite a pub we were not disturbed by any noise except seagulls!! Highly recommended.

Stayed for a month. They use a host service that was helpful in answering any questions I had. Whilst the place comfortable, I would not recommend this place to anyone. It's an old house with single glazed windows and very thin walls. There is a loud pub just outside and when people stand outside chatting or just walk past, it's incredibly disturbing and I found it hard to relax in the house. I've never stayed in a house that has so little sound insulation from the outside world. Other then that, yes, its comfortable, beds are fine (nothing to get excited about), bathroom is nice but very small and awkward to use, kitchen is well equipped but the modern electric cooking is super annoying to use.

House very cosy and great location for our group. Had all the basics. It's a bit of a squeeze for 6 people, but fine for a day or two. Experience felt a little impersonal because the property is managed by a third party but no complaints on communication! Needs a curtain/blinds in the kitchen as light comes in at night for the people on the sofa bed.

The host is nice and reply my message promptly. It's an wonderful experience of staying there. The house is new, clean and well equipped. The host is so considerate that provides the body wash, shampoo and toothpaste for us. The location is awesome as well. It's within a few minute walking distance from the pier and the lanes. It is highly recommended.
