Very little
There was no Chubb lock despite the details saying there would be - and a very flimsy Yale lock, so the property was unsafe.
We couldn’t shower as the water was at a hugely high temperature which would have scalded the body and the tap that controlled the water temperature appeared to be broken.
There were no toiletries provided other than one tiny bar of soap.
There was no rug in the lounge - the photos did not reflect the actual property
The front garden was unkempt and there was a very old plastic holder on the front gate that would have once held postcards or flyers advertising the property.

The shower temperature control was broken so only scolding hot water available.
The company didn't send key collection info, no answer or answer phone option for 3 days prior to our stay, only got key info half an hour before our arrival.

Self catered . Location good , able to park. Nice house, nicely decorated . Great toiletries in the bathroom . Good tv . Beds so comfy and soft towels . Good amenities near by , shop, and the best fish and chip shop across the way . Not far at all from town and beach .
We were very pleased with the property . There were a few minor issues . Only 3 knives , no ironing board . The front door Yale lock unable to put catch down . Just needs a little adjustment to be more secure though we did feel safe and there were no problems . The freezer part of fridge needs defrosting . I doubt the landlord would be aware of that. We would happily stay in this lovely property again .

Location was good and the property was clean and well presented.
No coffee machine although it said there was one. No tea towels or hand towel in the kitchen. Surprisingly no coat hooks whatsoever anywhere. No idea where you would hang up your coat in wet weather when dripping wet! These comments have been made before but no action taken.

We had a lovely weekend at Windsor Cottage. The accommodation is comfortable and is in walking distance to the beach and promenade. It was also very handily placed next to a very well stocked Spar shop.
As a family we love visiting Saltburn and Windsor Cottage provided the ideal base.

Our stay was ok due to proximity to the sea front however there were some issues. Upon entering the house there was a noticeable smell of damp or drains and there were damp patches on several walls, including the master bedroom wall. The living room was very uncomfortable with cheap sofas, one of which was broken and covered in pet hair. Considering we paid a £25 fee for cleaning it was a bit surprising. Finally, the road noise was excessive and seems to be treated like a race track by locals every night. There were also lots of drunk, noisy people walking to the Spa next door every night then hanging around on the street shouting and being annoying until very late. We had our six month old baby with us and found the noise to be the biggest issue and one we struggled with nightly. For what you pay it was ok, but it’s definitely not luxury as described. Saltburn is fabulous but we wouldn’t stay at this airbnb or any of host & stay’s properties again.

Good location
The property absolutely stunk of cigarette smoke despite being a no smoking property. It was so bad that we were unable to complete our stay and ended up booking a hotel. Despite being told we would receive a refund, they subsequently refused to issue one. Host and Stay used to have a good reputation but I would avoid this properly and Host and Stay at all costs.

The property is very well located, just a few minutes from the shops, train station and beach. The house is comfortably furnished and well equipped, especially the kitchen. It is lovely and warm once the heating gets going and there are electric radiators in each room if you need a boost. The little garden at the front was very useful for our small old dog, who isn’t up to walking far. The property grew on me over the course of the week, and began to feel very homely.
We booked very late, so it is perhaps understandable that no one had been in the property for a while but it wasn’t very nice to arrive to find post on the mat and the house was very cold. There was no welcome pack, which I’ve had in other properties in Saltburn. We had a few practical issues - the front door sticking, a lamp in the front room not working and a piece of trim in the kitchen fell off and nearly brained my mother. That said, the company sent someone round first thing to address those issues, which was excellent service.

This place was fine for what we needed for our Saltburn stay. It was very clean and in a good position near a handy supermarket. Near to amenities but it is on the main road into Saltburn which can be busy. We found that at nighttime though the area was quiet even though the bedrooms are roadside.
Host and Stay have changed since I last used them and there is now this deposit to pay / and or fee against the insurance - they do clearly state this, but the experience of booking with them felt different to my first time, more impersonal and transactional. When I called with a query about the deposit I spoke to someone in a call centre, I think, though they were helpful. It just felt like a more bureaucratic process & not like my first experience of engaging with this company which was more light touch at the point of booking but then when I needed anything felt really personal and local and was super helpful.
However overall Host and Stay are reliable and I would book with them again.

We had a great stay at 38 Windsor Rd. All amenities including spectacular beach within walking distance. Plenty of room for the dog in the kitchen and great walks nearby. Beds very comfortable. A good time was had by all.

Location excellent only a few minutes from the centre, cottage was very clean, Spar shop next door.
No garden, could not open bedroom window as road traffic too noisy. Sharp wooden corner on bed which could easily be removed, my partner has two marks on his legs from walking into it.

The location was good and the guide to the local area was good, some issues with the basics though!
I should have read the reviews! got caught out firstly by there additional non refundable cleaning charge of £25 and then there was an issue with cleanliness and a smokey smell - contacted them to let them know and just continued to get automated messages rather than an actual response 😅 defo the downside of being a franchise type set up!

we arrived at 4.30pm to find no heating, which caused us to be late for diner we lost our table which meant they wouldn't allow dogs in the area where there was a table and their heating had failed in that room too. so £100 on petrol no room to stay in . then your man dealing with our complaint dragged it out to 1pm on Saturday to tell us nobody was available to mend the boiler by then we had missed most of things we wanted to do had passed.
now they want to drag it out by filling out forms when all I want is a total refund and compensation for all that was spent getting there and loss arrangements. £295 plus £100 petrol and something to cover a meal for 8

Comfy beds.

Great location.
The host arrived 30 minutes prior to our check out time trying to get into the rental. We had until 10am and she was trying to get in at 9:30am while I was getting ready for a funeral.
5 of the 8 pillowcases were stained.
Dirty glasses in the cupboard.
Random food in the cupboard from previous guests.
Dirty toilet brush (no cover), covered in previous guest's faeces.
The list in the kitchen stated there should have been washing up liquid, dishwasher tablets etc ... There were none so we had to chase.
Although nicely decorated there was a lot of tidying up that needed doing, it wasn't being kept on top of.
Broken blind in bedroom.
Paper thin walls and neighbour had their TV on all night so we hardly slept.
Kitchen radiator broken.
A lot of mess and rubbish in the garden that could be easily cleared away but wasn't.

Stylish modern decor. Comfortable bed. Good double glazing so no road noise.
Bathroom had nowhere to hang towels/clothes. Kitchen was very basic....no sieve/colander and no way of making real coffee.

The location was perfect
The kitchen was dirty, very dusty on the hob & microwave, dirty cups in the stand, sink filthy, cupboards, drawers too. I didn't cook because of this. Definitely needs a deep clean, we are still in covid times.
The front door had been painted before my arrival & was tacky. disturbed both nights in the master bedroom due to all night rave from next door, every minute throughout the night & into the morning. Not the hosts problem I know
Door locks on outside back door & kitchen door in to utility very stiff, unsure if were locked or not. Front door has a yale, that's all, didn't feel overly secure

The position of the home was good, Close but not in the centre of the town and a few minutes walk to the beach.
On arrival the key box is obviously had a few issues and could do with changing for one that works. Cob webs throughout the home on and around the ceilings. Fixtures in the bathroom ready to fall off. No welcome pack( kitchen cloth, dish washer tablet, means of cleaning)

Property has all the basics and is located next to a convenience store with a good fish & chip shop nearby. Short walk to the beach and restaurants. Parking nearby. Small front garden for the dogs to use. Lots of local information made available.
Not a huge problem for us but be aware that the stairs are very narrow to walk on. Double bed has a wooden end that's a trip hazard. Property is on a main road so can be noisy when the windows are open.

We made the booking because the profile clearly stated that in one room the bed could be made into two singles. I messaged ahead and requested this as we were travelling with two kids. On arrival the bed had been made as a double. I immediately contacted the help number as this is a company not an individual only to be told we would have to wait until the next day for someone to bring bedding. We were only staying 2 nights. We had to separate the beds ourselves and one child had a quilt and sheet while the other had a mattress protector and a thin bed throw. The next day someone arrived with more double bedding so I had to phone again to finally get bedding late afternoon. When we separated the beds the floor was filthy with dust and the hoover didn't work properly. We were left 1 toilet roll for 4 of us for a weekend. Overall the property was not very clean, dingy and had limited equipment, It is right on a busy main road which I don't think is clear from profile. It was really disappointing. The issue with the beds ruined the first night and caused a lot of stress. We have had a limited response from the company which has taken 2 weeks to get. I have never had to complain about a property on Air BnB before.

A beautiful little house , gorgeous decor throughout … extremely comfortable beds and welcoming atmosphere. lovely kitchen … half an hour from Whitby perfect for exploring the area.
On a main road but it wasn’t too noisy as well glazed.

Lovely house in convenient position. Very clean. Lots of cups and kitchen stuff. Boiler broke during our stay and the agents were quick to respond. Maybe due an upgrade as I notice other reviewers say the same thing. Would recommend to others.

Location was perfect, just a short walk to the town and beach. The house was clean and ha everything that we needed. Great little front garden for the dog to be able to do his thing.
The property could do with some TLC, quite a few scuff marks on the walls, one of the sofa's was broken, few stains on the carpets, none of which affected our stay, however would make it more appealing.

Great facilities, tea and coffee available with a pint of milk on arrival. Washing up and cleaning products provided. Clean and tidy with everything you would need. Very well thought out.
Could do with a tea towel for the kitchen and a hand towel in the bathroom. The windows could do with an overhaul they were loud and draughty.

Location was good as we could walk to beach in 10 minutes and handy to have local amenities near by.
The property is lacking a bit of tlc. I found a dirty plate in cupboard, stains on bed, walls and rug. The flush for the toilet was temperamental and there was no hot water or heating on arrival. This did get resolved quite quickly though.

Location was handy for every thing in Saltburn, walking distance for shops, pub and the beach
On arrivall the boiler was not working so the cottage was cold. The hosts were quick to have maintenance attend- i did see that this had been an issue in February 2022
The grill and oven were not cleaned from previous use
The toilet flush broke and could not be fixed while we were there.
The hob stopped working and would have been easy to fix but there was no information about the location of circuit breakers/reset

spacious and comfortable main bedroom, lovely kitchen with everything you need and a utility room.. great lounge too.
not a major downer but traffic can be a touch noisy at ‘rush hour’ and second bedroom a bit of a squeeze and my daughter kept catching the sharp double bed corners walking past it.

Location was good and close to amenities
On arrival the house was cold. Boiler not working and we requested from Host and Stay an engineer to fix it within 10 minutes and the house warmed up quickly. The house was clean and tidy and our dog settled in immediately.

Lovely location and good facilities for a stay in Saltburn. Right next to shops and ten minutes walk. Flat furnished well and most of the things you’d need. Decor is of a good standard and hosts responded quickly to my issue via a dedicated phone line, even at a weekend.
Downsides: boiler had been off a while when we arrived and thus the house was freezing - perhaps if had been checked closer to check out, would’ve known this. Had to refill pressure myself and get hot water bottles which cost a reasonable amount . Also, could have done with some drinks coasters.

Lovely house, great location and really clean and modern. We stayed with a toddler and as others have pointed out the staircase is incredibly steep so something to bear in mind. It’s also on a very busy road but the door locks behind you on a latch so is safe. Kitchen is well equipped and bed was really comfy. Only criticism if forced is that the sofas are definitely not what you’d describe as comfy!

Nice, modern decor. Great location next to a big Spar shop and opposite a chippy. 10 mins walk to beach. Road is busy but quietens down at night. Milk in fridge was appreciated. Would go back for another stay. Steep stairs to the first floor so maybe not good for young children/ old people.

This is a great property that is located close to the shops and a short walk from the beach - perfect. The best were very comfortable which meant we all slept well.
The only improvement would be the cleanliness. When we arrived, I had to clean the fridge as there was dried milk, dirt and stains; the cupboards also needed wiping before we put our food away too. In the current circumstances, we expected a higher level of hygiene and we were therefore slightly disappointed.

This is in a great location, 10 minutes walk to the beach, shop rite next door to the property, a chippy across the road which as good. You are 10 minutes away from everything really. Great space, rooms were lovely and spacious. Was stylish and had hotel touches. Loved it!

lovely house and only a short walk away from the beach and shops. The property had all the necessary facilities and some extras I didn't expect, we took a lot of our own cleaning equipment, etc but these were already provided. The property is on a main road so traffic noise was a bit of an issue at night. Also, the stairs are quite steep so had to be really careful when carrying our little one down them.

The property was small but comfortable and decorated to a high standard. Nice bathroom and comfortable beds. Well stocked Spar supermarket next door was very convenient. Stairs are steep and small treads which need care and no lock on the bathroom door.
