Great spot for what we needed, plenty of beds and amenities. The terrace was fantastic and perfect in the sun. It was a little cramped in the corridors and the fire doors without door stops was a little annoying - also the shower pressure wasn’t great. However for a long weekend it had everything we needed!

Great house for big groups right in the centre of Brighton, 7 mins walk to train station and about 15 min walk to the beach. They let us check in early and check out late which was lovely. There is only a small fridge for a big group of people and no freezer but this was described in the listing, i just didnt notice. Fab roof terrace and large lounge so everyone could sit. Would defo reccomend!!

Great hosts, very responsive. The place is in a great location and the terrace is lovely. The place is a decent size, there were 14 of us (16 of us may have been pushing it). Bedrooms are as described but we found that the one that sleeps 7 was a struggle to get ready in (not enough plug sockets and mirrors). Only two bathrooms and both showers didn’t seem to work at the same time so best to take turns. Overall it was a good stay, everyone enjoyed themselves and perfect location for a hen party

Charles place was an excellent place to stay. We had 16 people stay and it was a bit snug, especially for only 2 bathrooms. However, the location was amazing. so close to train station and to the lanes. it also had a lovely big lounge that everyone could fit in!

We stayed in this property as a large group, we found that it was spacious and close to everything around as promised! The property was clean throughout which is always a plus. I’d recommend taking a train to get to Brighton as free parking is virtually nonexistent but this was mentioned to us beforehand! All in all, a great stay - thank you Charles!

This accommodation provided us with the perfect base for our weekend in brighton the accommodation was big enough to give everyone space and the social areas were great for everyone to get together. the location was ideal, with shops, bars and restaurants right on your doorstep. the communication with the host was absolutely top notch, they were quick to answer all my questions and all the information on the accommodation was clear. highly recommend if your looking for somewhere for a large group.

We had a great stay at Charles's Airbnb. The photos made it seem a lot bigger than it was, but as we weren't spending too much time there it wasn't an issue. Charles and his host communicated well before and during the booking, and the apartment is in a great location.

We had a great stay at the apartment, but it was a little more cramped than we were expecting. We were lucky that a couple of the group dropped out as not everyone fit around the table. Saying that, there was room in the sitting room for everyone to have sofa space, and there were plenty of mugs/glasses etc. No freezer. Perfect location but snug for 16!

Honestly couldn't recommend enough. Communication was great, all questions answered very quickly and thoroughly. Location is about as central as you can get! You can walk to everything in Brighton. Very clean and lots of amenities. Sofa beds very comfortable 😊 Nice decor and light and bright Rooms! Roof terrace is just lovely, particularly for hot summer nights to take a breather on. Thanks for an amazing stay!

Would be aware that the house only has two toilets/showers for 17. Also the fridge is quite small and kitchen is fine for snacks but a little small for cooking big meals.

This is a brilliant place for big groups and was perfect for a hen do. Central location and plenty of room for everyone. As described and host was very responsive and flexible - we really appreciated the early check in. Only thing I would say is that the fridge is small and there is no freezer so keep this in mind when ordering food/drinks to the house! Overall would thoroughly recommend - thanks so much.

Thank you to Charles/Jessica who were incredibly responsive and amazing at checking in with us/making sure we had all the information we needed, and facilitating an early check in. We had 14 hens for our best friends hen party staying in the apartment and everyone loved the different bedroom themes, the rooftop terrace and loved that there was lots of storage space. Everything was in walking distance, including the pier which was about 20 mins. The linen and clean spaces were great. Thank you for helping us create an amazing mini getaway!

Stayed here with 12 ladies for a 40th celebration. Great venue, we could all be together. House looks like the pictures. Used the roof terrace one evening, everyone had a comfy bed. We stayed here for a hen weekend and it was absolutely perfect! Lovely decor, great location and enough space for a group of 20 girls. Charles/Jessica we’re incredibly responsive and really helpful whenever we had issues. The smart lock is ideal too for such a large group and it’s really secure with 3 locks! Overall, we absolutely loved our stay and had the best weekend in Brighton! Literally 15 mins from the seafront as well and 5-7 mins from the station so we could easily walk everywhere and didn’t have to rely on taxis. 10/10 recommend!

Great place, perfect for groups! The weather held out just long enough to enjoy the terrace. There was construction work happening at the College behind the property but it finished at 5/6pm on Friday so wasn't too much of a distrubance. The Airbnb was beautifully decorated and well equipped. I would warn that you would want your group to know each other quite well as you all share rooms and bathrooms. That wasn't a problem for us but may be a consideration. Overall, the location was fantastic and we loved the property. Would definitely stay again with big group.

Lovely place, nicely decorated and unique. Sleeps 21 but is a bit of a squeeze, is a lot smaller than the photos show, but it was a brilliant location and we weren’t there much. One of the sofa beds was broken which was a bit disappointing as we had to make do with a make shift bed with cushions. The place looked clean but not deep or ‘Covid’ clean. When we pulled out the sofa bed under the sofa was filthy. The showers weren’t properly cleaned and the drains were blocked and only one shower works at a time, which was hard with 21 people and there only being two bathrooms. All rubbish is to be taken out, which is absolutely fine but no bin bags are provided, not something I thought to bring. No freezer and very small fridge for a property that sleeps so many. Master bedroom is lovely and was so perfect for the bride. Definitely the best room. Our check in was simple and easy, was just a bit stressful beforehand trying to find out if we could get early check in. In the end we did and were very grateful. There is bus lane right outside the property so would be good to know in advance as drove through it when trying to find the place. Communication from the owner was brilliant as they were always quick to respond. Overall we had a lovely stay, it was ideal for what we needed as a base and a had a fun weekend just but couldn’t stay longer than 2 nights with that amount of people in such a small space.

We were a group of 16 girls there for a hen weekend and the space worked really well for us - the kitchen and dining room are not huge but the living room comfortably fit us all in (3 huge L shaped sofas) so that worked really well. The whole place is very clean and the decoration is lovely, so even the bunk beds look pretty! Highly recommended!

Everything about this place was incredible. From the communication to the property itself. It’s a perfect spot for large groups, offering enough beds and overall space for you all to move between. The roof terrace was certainly the highlight, as it provided a great communal space for us all to meet/chill and chat. We stayed here with a hen party of 14 and the place was just the right size! Charles was really helpful when we were having internet issues and was straight on the phone offering to come round and have a look. The house itself is great and the roof terrace is a great little sun trap. Lots of plates and bowls however could do with restocking the wine glasses at some point. The fridge is quite small for the number of people the house holds and there is no freezer but we managed with bags of ice. Overall I would definitely recommend this house to anyone looking for a social space with easy access into Brighton.

Would recommend for groups as it’s in a great location and in walking distance of the beach and bars in the lanes. There’s also a few supermarkets within five minutes walk. Roof terrace and lounge were great spaces for the whole group (18 of us) and we managed fine with just the two bathrooms for the whole stay. We had a fantastic stay at Charles's, we were weary that we had booked a party property for just 4 adults but it didn't make a difference as it was still perfectly clean and reasonably quiet. The kitchen is fully stocked with more than enough of everything needed, the bathroom cabinets also. The decor is vibrant and fun but tastefully done. The only disappointment we had was the downstairs shower was either luke warm or if both heads were on one was hot, one cold. We would absolutely recommend Charles's place and would return.

Booked this party flat for my 30th. Absolutely spot on! Had a great time and all my guests commented how great it was. Great space with all the amenities you could want ( minus a freezer). It’s location is perfect and very central to the pier. ( about a 10 min walk). There’s a local shop also 5 min walk away should you need anything else. Very modern , clean and well thought out. Beds were comfy , very well stocked up on amenities like cutlery, cups , plates etc. LOVED the roof terrace such a fab spot for quiet time or any smokers in your group. Would deffinetly come back , and I’m incredibly jealous this isn’t my own property! Also on a personal note Charles the air bnb host was great and he even left us some beers and other bits and bobs in the fridge for us. very good quick communication also. 5*!!!

Location was very handy although no parking and the parking buildings were quite expensive (£35 for 2 days). Rooms were clean. Quite expensive if you’re not sharing the cost between 16+ people. Very good communication. Would recommend for big groups.

Really quick response! Great location - there are lots of shops and restaurants just downstairs, but this then makes it a bit noisy at night due to the traffic as it’s on the side of a Main Street. Good facilities in bathrooms. Dining area is smaller than what it looks from the picture (the cover picture )

We managed to squeeze 14 around the large table and could all have a proper bed and sofa space. The roof terrace bar was a great perk and useful for storing food and drinks that didn’t fit in the fridge as it was cold enough outside. For those coming as a big group just bear in mind there are only 2 bathrooms which is fine as long as people don’t hog the shower. It was super convenient for the train station and central Brighton and was only a 2 min walk to Aldi for supplies. Would 100% recommend this apartment for groups thinking of staying in Brighton!

Great place in a perfect location in the centre of Brighton. We were a party of 15 for NYE and it was exactly what we needed for a couple of nights enjoying the city. Any more than this would be a tight squeeze however they do have sofa-beds to accommodate. Communication always very fast and check-in and the key-code entry was again perfect for our big group! Would definitely recommend!

Great place for a group to stay, perfectly located for all things Brighton. The North Laines are nearby, the seafront and the nightlife. As has been said before the entrance is a bit deceiving but once inside the apartment is lovely.

On first approach I was hesitant, but that soon was not an issue as I walked in the property, google maps street view is nothing to go by!! The communication was perfect! Left loads of loo roll, but 17 girls soon got through it! It was homely yet not personal so didn’t feel like your is someone else’s space, all amenities that you could use! Great entertaining space in living room, bedding fresh and no outside noise in the rooms, plus being Bristolian very happy to see a Banksy on the wall! 10/10

This is a nice spot, at a good price, in a great location. It is not the biggest place in the world, but if your goal is to have a well-located house from which to venture out and explore all the great things that Brighton has to offer, this is a good find. Charles was very responsive and communicative, including coming over at 11 PM on our first night to deal with a dying fire alarm battery that was causing a persistent beeping noise in the house. This is perfectly located for a group who want access to the Laines and the seafront. The house has 4 bedrooms with a mix of bunk beds (3 sets in the largest room) and double rooms etc. The living area was big enough for us to gather together and the outdoor terrace allowed a bit of fresh air and sun. Particularly useful for bigger groups is the keyless entry and the property is secure behind three coded doors. There are a couple of supermarkets nearby and we had great meals at Moksha & Dough Lover within a couple of minutes' walk. Everything we did within Brighton was walkable from the property, with the station about 7 minutes' walk away. House would be perfect for a group of friends in Brighton for the weekend, up to about 15 people.

Great place for a hen party. Right in the middle of Brighton so within walking distance of everywhere we wanted to go. The roof terrace made it as we had really good weather. It was a bit of a squeeze for the 18 of us, mainly trying to fit everyone around the dinner table, but we managed it! Communication was really easy and it was great having a code to get in rather than a key as meant everyone could come and go as they pleased. Would recommend.

Great apartment, definitely recommend, our group had a great stay. This accommodation was perfect for our group. We stayed 3 nights and the location was fantastic, easy access to all of the bars, clubs and restaurants in Brighton city centre. The host was fantastic at providing us with all the information we needed before and during our stay, checking in with us to ensure we had arrived safely and that all was going well with our stay. Great location for a stay in Brighton. Although it’s on the main road, we had no real problem with noise levels. Host was very quick to respond to questions too. Kitchen not as shown on pictures - now is a galley kitchen separate from large dining table (I assume stud wall put up for fire regs?) so may get a bit squashed. Really enjoyed the stay though and would recommend.

Not as per discription and is not value for money. The property is not as per the discription. The price was rip off at £725 per night. Definitely cannot sleep 21 unless some of you are prepared to sleep in the hallway on top of a super noisy road.. Not enough batchroms with sufficient pressure for water both for shower and sink to drain water. The hosts did good job of keeping the place tidy and stocking up toiletaries. Overall comment - poor value for money.

Good location, immaculately clean and modern accommodation. Is a little smaller than the pictures suggest and I imagine sleeping 21 may be a squeeze with only 2 bathrooms. We were a group of 12 however and it was perfect for us. Wouldn’t hesitate to book again if we planned on visiting Brighton.

The location of the house is perfect both near place were you can have your meals and the city centre where there are lots of pubs for the evening. Very nice place were you can spend the weekend with your friends all together as the house is very big and the common space are comfortable to spend time with lot of friends.

Would 100% recommend. The house is in a great location, really close to the station, north laines and not far from the beach. I needed somewhere for my 30th that was suitable for friends and family and it was tricky to find somewhere that had a good mix of bunk beds for friends and private rooms for family. This place worked perfectly and the roof terrace was the icing on the cake. Can't beat mimosa's in sun on the terrace for a birthday celebration! I would also add the communication was the best ive ever had on air b&b, even down the patience of telling me how many champagne flutes were in the flat! All really appreciated.

Location is great. Acommodation has a nice finish and amenities were good. Size of the accommodation was about right for pur group of about 16. Might start to get a bit tight round the dinner table with a larger group, but otherwise the accommodation was perfect. Communication was especially good and responses were quick (often within 10 minutes of sending a message). Definitely would recommend.

We got really lucky with the place on a last minute booking. The place is in a great location and very nicely kitted out. Housed 18 men very comfortably and the host was very helpful and quick to reply. Very well priced too. Highly recommended.
