We had a lovely stay overall! The house itself is beautiful — very spacious, bright, and perfect for a family getaway. It has a really grand feel and plenty of room for everyone to relax and enjoy time together. The host was excellent at communicating and responded promptly whenever we reached out, which we really appreciated. Although we did run into a few maintenance issues during our stay, the host acknowledged everything quickly and did their best to address the situation. Despite those hiccups, we had a great weekend in Brighton and made some wonderful family memories. With a few small improvements, this property would be absolutely perfect.

We stayed in for 4 nights (3 families and 4 children), and overall we really enjoyed our time there. The location is excellent – very close to the beach, shops, a playground, in a quiet and neighbourhood. The house is spacious, clean, large bedrooms, plenty of bathrooms, and a wonderful big garden with a great BBQ area. However, the kitchen equipment really needs updating. Pots, pans, knives, and plates are very old and unpleasant to use, the dishwasher isn’t fixed in place, and some small repairs (like loose handles and the ground floor shower) are needed. We also missed some basics such as food storage containers, foil, cling film, baking paper, and larger serving dishes. A small cordless vacuum would also be very helpful for quick clean-ups in the kitchen. Overall, the house and location are wonderful, but some updates and attention to detail would make the stay much more comfortable, especially for the price.

It was a dream come true to have me and my wife, our three grown children and husbands, and our grandchildren all together on a grand adventure holiday. The town is lovely and I’m sure the chap at the local coffee shop will miss us. The home was perfect size with ample space for all of us to gather and eat and play and sleep. Would stay again!

We had a great time at Eric’s place. The pictures matched the description well. Nice finishing touches like toiletries in the bathrooms and tea/coffee made our stay even nicer. Definitely recommend, the scenery and the location were wonderful!

We stayed in this beautiful property for new years 2025. It was very clean and well kitted out, we didn’t need much at all. There were 2 families, 4 adults, 2 under 4s, and 4 kids under 16. Highly recommend it. It’s in a residential area (a close) so noise levels need to be kept down a bit but didn’t ruin our celebrations at all as others were also enjoying the festive period. The house is not overlooked, lovely shrubs around the high fences which makes it feel private. Great size garden, kids spent a short time outside but we weren’t blessed with great weather unfortunately but that didn’t matter. Lots of games inside. I can imagine how lovely the garden would be to use in summer time/when the weather is warmer/sun out. Short walk toThe Plough pub (literally less than 10mins, if that). Close to the beach. No complaints at all. Highly recommend this. Thank you, happy new year x

Great stay in a lovely house over Xmas. Family of 9 and two babies. House was clean and all rooms very spacious. Rooms are a lot bigger than they look in photos. Great location, not far from local pubs and shops. Eric let us check in early as it was Xmas. Would 100% recommend

Lovely house, in the beautiful village of Rottingdean. Setting was perfect and very quiet, but quick to walk to the village with lots of great pubs and shops, and so close to the beach. 15 minutes on the number 12 bus into Brighton, gave us something a little faster paced. There were 8 of us in the house which was comfortable. Only downside was the lounge wasn’t very welcoming as couldn’t set up board games in there and no where to even put down a drink. Definitely need a coffee table in there. Overall a great property.

A wonderful house to enjoy a few days or longer with - great for socialising with friends or family! The host was helpful and responsive. The location is really good - on a quiet street but you can walk into the village and to the beach in about 10 minutes. Would recommend!

We had a great time in Rottingdean! We were traveling with our parents and our 3 young kids, and the house was very well set up for a big group. We loved the fenced in garden, and the spacious bedrooms. We enjoyed opening up the sliding doors and letting the fresh air in, especially during meals. It was a very kid friendly house, with lots of toys for playing in the yard! We loved walking 5 minutes to the park behind the house, then up the path to the hill where you could see the ocean and the Beacon Hill lighthouse. The kids also liked the playground there. Rottingdean was very cute, and conveniently located to Brighton.

Eric's house was perfect for our family getaway. It was spacious, well equipped, immaculately clean and well appointed. It is in a quiet cul-de-sac but only a short walk to Rottindean village and beach. Communication was excellent. We had a problem with the hot water, but we had a response to our message within minutes and it was dealt with immediately. I would highly recommend this beautiful house.

We had a lovely few days in Erics home for a family get together. It was extremely spacious with a huge kitchen, and living room. Its as big as it looks in the pictures. There is enough space for all guests to sit together for meals and also watch TV or play games in the evening. All the beds were really comfortable, we all had great sleep. Better than our beds at home!!! Its only a 10 minute walk into Rottingdean Town and 10 min drive from Brighton Marina. There's a cozy pub close to the duck pond in town called the Plough that is well worth a visit. It would be so nice to see this place in the summer as the garden is beautiful. Thanks for having us, we loved it.

This is a beautiful and luxurious home in a quiet location close to the downs but within easy walking distance of the village of Rottingdean with all of its amenities and buses into nearby Brighton. Eric was proactive and responded very promptly to any queries.

Eric’s home is perfect for a family getaway. The beach is walking distance, there are coastal paths, and the South Downs is nearby for scenic walks. Really nice big property. Great for families as it comes with a nice big garden and some garden/house toys. Nice big dining room and living room to fit them all in. We used it as a base to Brighton which requires a 10-15mim walk to the bus stop, where buses were frequent. There was an issue with a broken door handle that was subsequently sorted out.

This house was amazing. Our few days here definitely exceeded our expectations. Eric was responsive and stayed in touch throughout our stay and the house itself was clean and very well equipped for eating in. Location was perfect with only a 15 minute walk into Rottingdean and the beach, and less than 10 minutes drive to other attractions, golf, bowling and indoor crazy golf. Everything was perfect for our stay. I would definitely recommend and I wouldn't hesitate in staying here again.

Amazing experience. Went with the family for Christmas and it was one of our best ever. From start to finish, Eric was helpful and accommodating. The house was amazing, beautiful, clean, stocked with everything you could expect and more. I’m my opinion the pictures don’t even do the house justice you need to be there and see it to experience it’s beauty. Would advise anybody to book this house. Thank you again to Eric for making my families Christmas so special and memorable.

We stayed at week at this place managed by Eric. The property was overall as described and in a good location. All amnesties where present and we enjoyed our stay. The only issue we had was that the place wasn't cleaned as well as we'd expect for the price and cleaning fee (dirty dishes, dirty towels, dust...). Overall would recommend.

Great stay in the house. We are a group of 10 and had great time there. The house is modern, big and beautiful, near to the town centre. There was an issue with the boiler but the landlord managed to get someone to fix it on the next day. We were very happy about it

We had. a great time staying here over New Years Eve 2022. A group of 10 adults fit here great with plenty of space to cook and eat, with the south downs on the doorstep and the sea just a 10 minute walk away for the dippers. We also walked in to Brighton on one of the days which was fun. Few snags with the house when we arrived but Eric was great and we have resolved this, I think possibly the house was empty before we arrived and empty houses in mid the british mid-winter struggle so its expected.

Had a lovely stay in this beautiful, modern home. The garden was lovely. The location was great, only a short walk to cafes and the seaside with a playground and field next to the house. The house was spotless and had excellent appliances and amenities. Communocation was very good. Would highly recommend!

We were a party of 2 families (8 adults and 2 teenagers) Lovely, spacious family house in a really pretty village. Beautiful private garden, accessed from both kitchen and living room through bifold doors. There were some thoughtful touches like shampoo and shower gel in all bathrooms, tea, coffee and sugar plus some condiments provided too. The kitchen is well equipped, bright and welcoming. The property was clean and tidy, though the barbecue had not been touched since last summer and was rusty and unusable. The master bedroom is very grand and certainly has the wow factor, though other bedrooms fell short - uncomfortable sofa bed in one, another lacked any home comforts, simply a low bed and a wardrobe. All in all a very enjoyable week, many thanks.

This is a big, spacious, clean and welcoming home where we enjoyed a very happy four night stay, 2 families with 3 small children between us. The garden is lovely and as it wasn't great beach weather during our stay we spent more time in and around the house than we'd planned and the house really accommodated us. Between the sitting room and the kitchen we had loads of communal space to hang out, play, drink tea, and chat. It's a pleasant walk or v short drive down to the lovely pebble beach. And a short walk to the playground. The house was clean. Generous number of towels. It was a nice touch that each bathroom had shower gel and shampoo. Thank you, Eric!

A really lovely house only 15 minutes drive from Brighton. Large enough and plenty of space for us and our two teenagers. The house has everything you need. It does get a bit cold in the lounge and master bedroom even with the heating on so worth taking extra layers! Would recommend and would stay again.

Really lovely house in a good location. Comfortable beds with great pillows. Sociable kitchen with access to decking. Rottingdean is in walking distance and is lovely. We had some issues with cleanliness but that didn’t detract from a lovely stay once we had sorted them.

We loved staying at Eric's place. The house was big and spacious and fit all us eight adults comfortably. The house felt new and had all the mod cons to make life easy. It was situated about 10 minutes walk to the beach and 20 minutes drive to central Brighton. We particularly liked cooking together and eating together on the very large dining table. We would definitely return.

We had a great 4 days in Rottingdean with young kids and grandparent. Property is ideal situation for nice 10 min walk to quiet beach rather than bother with parking. We explored to South Downs Way which is really close too. Great park behind house with tennis courts that kids loved. Kitchen/dining area extending onto patio and using the outdoor furniture was fantastic for socialising. Bbq was great and garden is beautifully maintained and really peaceful. Master bedroom is stunning too. Didn’t even bother going into Brighton as enjoyed the house and Rottingdean so much.

This is a beautiful private house. The house is well equipped with everything you would need especially in the kitchen. The garden is beautiful and not overlooked. There is a bbq which we made good use of. There is a park near the house which has tennis courts, table tennis, basketball and a play area. You can also try the big walk up the hill to see the beautiful views. It is a short 20 enjoyable minutes walk in to Rottingdean and the beach. From there you can bike / walk along the front in to Brighton. It is about a 35 minute bike ride which was fun to do with the kids. There is a bmx pump track in New Haven, about a 20 minute drive away which our boys loved. We had a thoroughly enjoyable holiday and would certainly return.
