➤ Large entertaining areas: The lounge boats the largest sofa that can easily sit around 10 people! Laze around with friends or family and watch the big Smart TV or just gaze out the glass bi-fold doors onto the beautiful gardens.
➤ Well equipped kitchen & utility room: The home comes equipped with a spacious and modern kitchen that has dining space to sit 10 guests whilst looking out through another set of glass bi-fold doors onto the beautiful garden grounds! In the middle of the kitchen is a large island with a 5 ring gas hob and extractor, it makes for the perfect kitchen to host a large group. The kitchen is fully equipped with all the amenities you could need. Just off the kitchen you'll find the utility room with Miele appliances: guests are welcome to use the dishwasher, washing machine, tumble dryer, microwave, coffee machine etc.
Sleeping arrangements:
➤ Ground floor bedroom with garden access: On the ground floor is Bedroom 1 with a double bed, vast wardrobe space for hanging your clothes, storing personal items, and a modern ensuite shower room. This room has direct access to the terrace area of the garden.
There is also a downstairs cloakroom.
➤ Additional bedrooms: All bedrooms have a large amount of storage for your personal items and will be made up with fresh linen and towels prior to your arrival.
Head up the stairs to the remaining 4 bedrooms, 1 ensuite bathroom and the main bathroom. In the upstairs hallway you'll find floor to ceiling windows looking out over the gardens.
Bedroom 2 is the huge Master suite with a TV, very high ceilings and an ensuite bathroom with a glass shower cubicle. The king size bed is made up of 2 single mattresses that can be adjusted up and down for your own personal comfort with a remote control. In the Master suite you will fine double glass doors opening onto a Juliette balcony with stunning garden views.
Bedroom 3 has a double bed for 2 guests. Bedroom 4 has 2 single beds and a desk and Bedroom 5 has a king bed and a desk. There is a travel cot for a little one too.
➤ Bathrooms: The property boasts 3 modern bathrooms and we provide toiletries for guests to use in all bathrooms.
➤ Stunning garden grounds: The gardens are absolutely breathtaking! As you step outside from either the living room or kitchen/diner you will find a decked and raised terrace that makes for perfect entertaining space. The terrace leads to a paved area with additional outside dining, this paved area wraps around the house. Beyond this is the lawn, stunning flower beds and the garden edged with grand trees. There's also a summer house in the garden which is used for storage of more garden furniture, a barbecue and a number of children's toys including a huge Jenga, boules and bucket and spades. All of which guests can use during their stay.
➤ Perfect location: The house is tucked away on a very quiet street less than a mile from the beach. With easy access to the beautiful South Downs, it's also close to tennis courts and cricket as well as a couple of good local pubs, a supermarket and a pharmacy.

We had a lovely stay overall! The house itself is beautiful — very spacious, bright, and perfect for a family getaway. It has a really grand feel and plenty of room for everyone to relax and enjoy time together. The host was excellent at communicating and responded promptly whenever we reached out, which we really appreciated. Although we did run into a few maintenance issues during our stay, the host acknowledged everything quickly and did their best to address the situation. Despite those hiccups, we had a great weekend in Brighton and made some wonderful family memories. With a few small improvements, this property would be absolutely perfect.

We stayed in for 4 nights (3 families and 4 children), and overall we really enjoyed our time there. The location is excellent – very close to the beach, shops, a playground, in a quiet and neighbourhood. The house is spacious, clean, large bedrooms, plenty of bathrooms, and a wonderful big garden with a great BBQ area. However, the kitchen equipment really needs updating. Pots, pans, knives, and plates are very old and unpleasant to use, the dishwasher isn’t fixed in place, and some small repairs (like loose handles and the ground floor shower) are needed. We also missed some basics such as food storage containers, foil, cling film, baking paper, and larger serving dishes. A small cordless vacuum would also be very helpful for quick clean-ups in the kitchen. Overall, the house and location are wonderful, but some updates and attention to detail would make the stay much more comfortable, especially for the price.

It was a dream come true to have me and my wife, our three grown children and husbands, and our grandchildren all together on a grand adventure holiday. The town is lovely and I’m sure the chap at the local coffee shop will miss us. The home was perfect size with ample space for all of us to gather and eat and play and sleep. Would stay again!
