If I could out minus numbers, I would. We booked this accommodation around a month before a family stay, 7 adults and 3 children. We made this booking through booking.com- based on those numbers. We were aware of the bedroom set up, which caused us no issue, indeed we bought 3 blow up children's air beds, in order that we all be comfortable. We received through email confirmation, under the tegns and conditions stating that 15 was the max number. Long story short, fast forwards 4 weeks, the day before we were due to travel, with family members having just touched down from USA, we received an email asking for confirmation if the numbers. We replied with the afore mentioned & received a response of words to the effect of, "great, we look forwards to you arriving". Later in the evening wewere enjoying a family gathering when we received through an e ail, stating that they could not accommodate us due to insurance reasons. An hour or two later, following back and forth dialogue, we received through confirmation that the property had cancelled our stay. This was at around 2300 hours if the night before we were to travel. Seemingly this was the last task if Matthew, who subsequently sloped off home for the night, never to be heard from again. We are now 10 days after our booking was cancelled, with no refund yet arriving ba k with us. Upon contacting them today, I was told that our security deposit was only out to finance for release yesterday, so we will look forward to an equally long wait for that. Terrible firm to deal with. Where you cancel, you should have an obligation to refund immediately. But for another family member offering to pay in their card for an alternate accommodation,we would have been stuck. You left us with little choice & no timeline to rearrange a stay. We had to take an 'itll do,' property with another orividez which proved to be equally as disappointing as your service levels. I invite you to contact us directly to speak to us regarding expediting the refunds through, along with suitable compensation offers for your sham of a service.

Very lovely house! The hosts were helpful and provided a clean and well equipped airbnb. Super close to the city centre (only a 5 min walk!) which was great! Would definitely stay again!

The accommodation exceeded our expectations. It was clean, prepared on time, the location was spectacular. We absolutely loved our stay and the management company was easy to communicate with

Wonderful location. Bellingham is a nice little village, and the Kielder water area is fantastic for gravel cycling. Great views and endless gravel routes. The Cheviot is a great place to go for dinner. We didn't make it to the other restaurants/pubs. There is also a well stocked coop at walking distance. The house is spacious, downstairs toilet and bathroom upstairs with toilet, shower and bath. The kitchen has plenty of space and a nice induction hob. Private parking and outdoor seating at the front. Quiet location. Would recommend if you want to be near Kielder water but also want to have some places to eat at walking distance.

Stayed in Kittiwake House in Whitley Bay for 2 nights. It's a beautifully refurbished house. Decor is lovely. Had everything we needed for a comfortable stay. Excellent location, a few mins walk to the beach and town centre. Host & Stay were good and easy to deal with. I only booked 24hrs before leaving and the team were helpful in ensuring the booking was confirmed. The only negative about the company is the accidental damage waiver, there is no mention of cost of this until you book a stay. It is £35 one off fee that covers upto £500 accidental damage or they take a £300 deposit which is held for 2 weeks after check out and they charge you £10 admin fee to refund it! I chose to pay the £35 so I didn't have to wait 2 weeks to get my money back.

I recently had the pleasure of staying at bands warehouse v during my visit to liverpool, my experience was nothing short of exceptional. The apartment was as described—clean, modern, and beautifully decorated. The living area was spacious and comfortable, The kitchen was fully equipped with everything I needed, and the beds was comfortable although it did say 2 bedrooms with 4 double beds but there was only 2 doubles and a sofa bed. One of the highlights of this stay was the location. The apartment is conveniently situated close to mathew street making it easy to walk back after a night out experiancing all the bars and nightlife without the hassle of taxis home. Brilliant weekend in the heart of the city and im sure we will be back again in future.

Painters Rest is a deceptively beautiful property. From the outside, it appears to be a simple, old terraced house in Carlin How. But inside, it is a delightful space. The interior is exceptionally clean, with a good kitchen, bath, and comfortable bedrooms that are filled with natural light. The well-thought-out bedroom design and bright white walls create a cozy, welcoming atmosphere. We used Painters Rest as a home base to explore the nearby North East coast over 3 days. The location allowed us to easily travel to three different beaches as well as visit historical and nature sites within a 30-45 minute drive. While we didn't spend much time in Carlin How itself, the property provided a perfect, well-rested respite after our daily adventures. The good beds ensured we slept well each night. The lovely weather was an added bonus that enhanced our stay. Overall, Painters Rest proved to be a wonderful choice for our family trip. Its deceptively simple exterior belies the charming, well-appointed interior that made it a comfortable and convenient home away from home.

We stayed at the Knights Retreat apartment 6. We've stayed few times now and it's so comfortable, clean, quiet and right in the middle of the town near the train station.. I would recommend it to anyone if this is what you are looking for. I only have one niddle and that is the switch on the kettle was broken still worked but not really safe. The cleaners must of seen it because every time you knocked it it fell off. I did report it as told by the company so they didn't charge us for it but I just received a text 24hrs later saying we are looking into it. We never received a new kettle. I hope they change it for the next booking. Apart from that everything was lovely and we enjoyed it as always. We went the 5th to the 9th of August it was very busy in town. Will look more later or earlier so its not as busy. The bottle of wine left in the fridge was a perfect touch. 👌 Thank you so much 💓

The apartment was as nice as it looked in the pictures. It was spotlessly clean, nicely decorated, light and airy and very comfortable. A few tweaks would make things better for the next guests: the kitchen tap is so stiff that it's very hard not to get water all over your clothes! Also, the shower temperature setting did not work at all, it was far too hot and impossible to make cooler, thence not usable. The weather was very warm but I could not open the bedroom window - I think a stronger person might manage it. The kitchen chairs were extremely uncomfortable. I was also taken aback that an extra fee was added to ensure against damage - but was only informed after I had booked it, there should have been greater transparency. All in all though, it is a really nice apartment.

We booked a weekend away at Rockpool, a Host & Stay property in Scarborough through Vrbo. We arrived after a 3-hour drive, to find that it had not been cleaned, bedding not changed, bins not emptied etc. After several attempts we managed to get through on the contact number which was answered by a messaging service. We were initially told by the person who answered, who had very poor English, that this was not possible so we had to send photos. They then said that they would send a cleaner (it was after 8pm om a Friday night). We explained that we hadn’t eaten, couldn’t unpack etc. After an hour on the phone, they told us that we would be relocated to a different property on the other side of town. We accepted this, fetched the car, reloaded it and drove to the new property which was fine. At no point did anyone say that this was for just the one night. We eventually got to eat at nearly midnight. Next morning as we preparing to get on with our holiday, we received a phone call to say that we had to move back to the original property. We explained we had made plans to meet a friend and this wouldn’t be possible. We then received a text saying that if we didn’t leave, we would be treated as trespassers. We repacked the car and returned to Rockpool. At this point we raised a complaint through Vrbo. We then received an invoice for the night at the new property which we ignored assuming it was just automatically raised and would be cancelled. They then tried to collect payment from the bank, who fortunately declined it. We tried to make the best of our weekend and forget the ordeal we had. However, we then received an email saying that because Host & Stay had not been able to collect payment, unless we paid by return that they would start legal proceedings! At no point has Host and Stay apologised, we have been treated appallingly and Host & Stay have not responded to our complaint either to Vrbo or directly to us. They claim to have a “passion for being the best”. Every contact we have had with them has been the absolute worst, they may work hard for their property owners but have no customer service support for paying clients when things go wrong. What an awful company.

We stayed at Farthings in Whitby, it was beautiful! So lovely and clean, beds amazingly comfy. Tea/coffee/sugar was provided, along with dishwasher tablets and shower gel/shampoo/soaps. It was a lovely touch. The location of the property is excellent, approximately 5 minute walk away from magpie café and the swing bridge. The double drive is a BIG bonus, especially as parking comes at a premium in Whitby. We wouldn't hesitate to stay again, thanks for the lovely memories 🥰

House is newly renovated, clean and tidy although a bit basic in terms of finishing touches. Easy parking, quiet location. Large bedrooms.

Really comfortable property just a short walk from Whitby harbor (with just a very short steep section). We easily found on street parking for a second vehicle. Showers were powerful, high ceilings, comfortable beds and we didn't want for any kitchen equipment or towels etc. Would definitely stay again.

Just come back from a weekend stay at host and stay liverpool, The staff communication was great. The beds and sofa were really comfy. Everything that we would need was at the property nice clean towels and some toiletries. The cleanliness however was not good at all. There was plaster that had fell from the ceiling over the kitchen floor, the shower head in the main bathroom was mouldy. In the on suite the toilet seat wasn't on the toilet but on the floor in the bathroom. The ironing board was broke and we found a pair of dirty socks under the kitchen sink The window above the sink had quite a few cracks in and the wardrobe in one of the bedrooms was broken. There was a blood stained dirty towel under the mattress in one of the the bedrooms and the fridge was also mouldy. The location was good BUT The noise from the clubs was really bad it was pumping and shaking the windows till 6am I know you can't help that but I think maybe there should be some kind of warning before booking.

When you book a place called boutique balcony you expect a grand balcony with splendid sea views as advertised in the booking information, including pictures. What we got was a first impression when pulling up on a beautiful sunny day was a run down tired building with scaffolding around it ! Granted the apartment itself is modern and clean as advertised but the balcony and view was very disappointing with no prior notice or apology. The owner has taken the gamble on not letting people know to prevent cancellations prior to arrival. We booked the apartment purely based on the balcony and sea view pictures and certainly got neither ! Had this been a hotel I would be looking for re location, refund or compensation but after being put on hold when trying to complain the line cuts off ! The owner is aware of various complaints re the scaffolding and has chosen not to highlight this for obvious reasons. We certainly wouldn't be re booking with them again for this deceit *** Pictures attached of what we should of got V what we actually got ***
